Tenants pay no admin or referencing fees, in line with the Tenant Fees Act 2019.
Landlord compliance
Keeping your let safe and legal
The main legal checks for most private lets in England. We track the dates so nothing slips.

Gas safety
Gas appliances checked by a Gas Safe registered engineer every 12 months, with a copy of the record given to tenants.
Electrical safety
The electrical installation inspected and tested by a qualified person at least every five years (EICR).
Energy performance
A valid EPC provided to tenants. Most rented homes need a rating of E or above.
Deposit protection
Deposits protected in a government-approved scheme within 30 days, with the prescribed information given to tenants.
Right to Rent
Checks that every adult tenant has the right to rent in England, completed before the tenancy starts.
Smoke and CO alarms
A smoke alarm on every storey and carbon monoxide alarms where there's a fixed combustion appliance.
